Wow, was April a busy month or what for the Mountain House real estate market. This April we saw twice the amount of homes sell compared to April with a total of 34 sales, 31 of which were resale homes. Half the homes were $400,000 or under and the other half were above $400,000. Of the 34 sales, only one sale was with an FHA loan at a $399,000 sale price.
This month there were nine condos sold, with almost all selling in a couple of days. We finally saw the 3 bedroom condo at 1460 square feet break the $300,000 dollar mark. Of the 31 resale homes, 24 sold under 30 days indicating a very strong market. The average price per square foot for homes this month was $192/sf due to the high number of condos sold.
In total there were eight two bedroom properties sold, seven three bedroom properties sold, and 16 four bedroom properties sold, and three five bedrooms sold. As summer approaches, we are now beginning to see a rise in transactions per month. We predict this trend to continue until mid to mate September.
